Every commission starts with a site survey.
We check structural stability, electrical routing, and access before any commission begins. It's the step everything else depends on.
A thorough professional review.
An outdoor architectural cabin weighing up to 2.9 tonnes requires solid engineering. The £250 site appraisal fee covers the cost of sending an experienced engineer to your property. This ensures we avoid expensive issues during delivery.
During the 60 to 90-minute visit, we examine the physical landscape, measure access boundaries, and inspect your property's electrical distribution board. Following the survey, we deliver a written feasibility report that serves as the foundation for your final design.
If you proceed with the commission, the full £250 appraisal fee is credited against your final invoice.
We map access clearances for trucks and crane operations, noting overhead cables, narrow gates, and ground gradients. Crucial for seamless craning over residential properties.
We analyze soil stability and slope to recommend the ideal base type: concrete slab, steel ground screws, or timber framing.
We check your main incoming supply fuse, consumer unit capacity, and plan the sub-main cable routing for electric heater systems.
We review permitted development guidelines, boundary limits, and conservation area constraints specific to your property postcode.

Common questions.
The fee covers the engineer's travel and physical time on-site, making it non-refundable. However, the full amount is deducted from the cost of your final sauna build if you proceed with a commission.
If the surveyor identifies issues (such as unstable soil or inadequate electricity), the report will outline the specific groundwork or utility upgrades needed to make the build safe. We do not walk away without offering options.
We travel throughout mainland England, Wales, and Scotland. Remote regions, including parts of the Scottish Highlands, may require a small travel surcharge, which we will confirm before scheduling the engineer's visit.
Most garden saunas fall under Permitted Development rights, provided they meet height limits (under 2.5m near boundaries) and occupy less than 50% of the garden area. Our surveyor will inspect this to ensure full compliance.
